Why Plainview Is One of Our Top Towns

Plainview and Hicksville were built out together in the post-war expansion. Same tract builders, same floor plans, same original siding materials. Mike spent his first 5 years in business learning the Plainview housing stock because his early referrals came from Hicksville neighbors who had family in Plainview.

Today we do 6-10 Plainview jobs a year. We know the split levels on Central Park Road, the hi-ranches on Stewart Drive, the ranches on Old Country, and the larger colonials on the south side near the Seaford-Oyster Bay Expressway. Ryan (our estimator) lives 15 minutes from Plainview and does most of the walk-throughs here himself.

What Plainview Homes Need From a Siding Contractor

1958-1968 split levels. The dominant style in central Plainview. 1,800-2,400 sqft, split entry, attached garage on the lower level. Original siding was usually wood clapboard under 1970s aluminum overlay, or first-generation vinyl from the 1980s. These are excellent candidates for Monogram 46 vinyl (value tier) or Hardie Plank (premium).

1960s-70s hi-ranches. Second most common style. Very similar to the split but with a raised main level over a finished basement. Same treatment applies.

1970s custom colonials. Larger 2-story homes, 2,500-3,200 sqft, scattered through the south side. These are the best James Hardie candidates in Plainview.

Newer (1990s-2000s) developments on the east side. Larger homes near the Nassau-Suffolk border with original builder vinyl that is aging out. These are straightforward vinyl reside jobs.

Plainview Things We Think About on Every Job

Tract home consistency. Because Plainview was built by a handful of builders, many houses on the same street are identical floor plans with identical siding issues. If we are doing your neighbor, the quote for you will be almost the same number. We tell you this upfront.

Wall insulation. Pre-1980 Plainview homes were insulated to 1960s code, which is not much. Insulated vinyl (CertainTeed CedarBoards) adds R-3 to R-4 and noticeably reduces winter heating bills on these houses. We recommend it on about 70% of Plainview jobs.

Narrow side yards. Plainview lots are typically 60-80 feet wide, which leaves 7-10 feet on each side. Staging a crew around that is doable but requires planning. We use narrower ladders on side walls and carry panels at an angle.

Cul-de-sac logistics. A lot of Plainview streets are cul-de-sacs. Dumpster and supply truck staging has to be planned so we do not block neighbors. We always notify the 2-3 neighbors on either side before the job starts.

Split level on Central Park Road, 2024. Full CertainTeed CedarBoards insulated vinyl in Sterling Gray with matching black aluminum trim wrap. 2,100 sqft exterior. 10 working days. $28,500. The homeowner told us his heating bill dropped $45/month the first winter.

Hi-ranch on Old Country Road, 2023. Full Monogram 46 in Flagstone with white trim wrap. 1,900 sqft exterior. 9 working days. $21,000. Customer's neighbor had used us the year before.

1975 colonial on Washington Avenue, 2024. Full James Hardie Plank in Deep Ocean (custom navy) with white HardieTrim corners and black shutters. 2,600 sqft exterior. 15 working days. $54,500.

Aluminum tear-off on Birch Lane, 2023. 1965 hi-ranch with original aluminum siding that was dented and chalking. Full tear-off, wall wrap, then Monogram 46 over new OSB in two spots where the old sheathing was rotted. 2,000 sqft exterior. 11 working days. $24,000.

Plainview Building Permits

Plainview is in the Town of Oyster Bay building department (same as Hicksville and Massapequa). Siding permits are pulled through the town office. Typical turnaround is 7-12 business days.
